The Highlands Ranch Community is a premier community situated in Southwest Las Vegas, proudly serving the 89141 area of Southern Highlands. Our neighborhood is much more than a collection of homes—it’s a vibrant, connected network where clear communication and community visibility shape the quality of daily life.

The Highlands Ranch community encompasses the area roughly between Blue Diamond Road and Cactus Avenue, and Jones Boulevard to Decatur Boulevard. We also serve nearby residents, prospective homeowners, and community partners throughout the greater Southern Nevada region.

Our mission statement is simple: “Clear communication. Responsible planning. Real, visible progress.”

How the Highlands Ranch Community Operates

Understanding how the Highlands Ranch Community functions leads to clearer communication, realistic expectations, and a smoother resident experience. Unlike a traditional Homeowners Association (HOA), we operate as a Landscape Maintenance Community (LMC), focusing primarily on maintaining and enhancing shared community spaces and common-area infrastructure that contribute to the neighborhood’s overall appearance and function.

Our emphasis is on preserving common areas, ensuring landscape consistency, and maintaining community presentation rather than regulating private homeowner activities within individual lots. Our goal is to sustain a clean, organized, and visually cohesive environment while continuously improving transparency, communication, and active community involvement.

What We Cover

Jani “Vegas” Spadora | Community President

I believe communities, businesses, and relationships thrive when people feel connected, informed, and valued.

For more than a decade, I’ve had the opportunity to work with people from all walks of life, helping them navigate important decisions, build meaningful connections, and find the resources they need to move forward. Whether I’m assisting a family with a real estate transaction, helping a business find the right location for its next chapter, leading community initiatives, developing educational programs, or organizing events that bring people together, my goal has always been the same: to leave things better than I found them.

As a proud Cuban-American, entrepreneur, REALTOR®, community leader, and founder of JS Legacy Builders Foundation, I am passionate about serving others and creating opportunities for people to connect, learn, and grow. I believe leadership should be visible, approachable, and rooted in a genuine desire to help others.

Beyond my professional roles, I am a proud mother of three and a passionate advocate for greater awareness, inclusion, and support for individuals and families navigating autism, a cause that is especially close to my heart.
When I’m not working on community projects, you’ll likely find me exploring a new creative hobby, working on a DIY project, making candles, planning my next event, or embracing my newest adventure—roller skating.

At the heart of everything I do is a simple belief: people matter, and even the smallest effort can make a meaningful difference.

Jani is devoted to advancing the Highlands Ranch Community through strategic leadership, resident advocacy, and long-term stewardship. She prioritizes strengthening communication, increasing transparency, improving operational organization, and supporting meaningful neighborhood enhancements that produce visible, lasting impact across the community.

Passionate about building a connected, informed, and forward-thinking community, Jani ensures residents feel represented, heard, and proud of their neighborhood, helping position Highlands Ranch as one of Southwest Las Vegas’s strongest and most engaged communities.

She collaborates closely with residents, vendors, management, and stakeholders to promote transparency, encourage cooperation, and support sustainable solutions that enhance both the appearance and overall resident experience. Her leadership philosophy centers on consistency, accountability, connection, and being a visible, engaged, and action-oriented presence in the community.

John Alvarez Headshot

John Alvarez | Treasurer

John Alvarez is the Community Treasurer, bringing three years of dedicated experience to the association board. John has a long history of community service dating back to the early 2000s, volunteering with organizations such as the Special Olympics, Girl Scouts, and Samaritan’s Feet, alongside numerous efforts to alleviate poverty and homelessness. As a proud Veteran, John served five years of active duty service in the Marine Corps, including two tours in Afghanistan (2005–2006 and 2009–2010) during Operation Enduring Freedom. 

Professionally, John is the owner of a legal support firm, providing specialized consulting to law firms, attorneys, and government agencies nationwide. He holds an MBA from Boston University and plans to leverage his business acumen to establish the largest cat sanctuary in Las Vegas.

John has been happily married for 18 years and is the proud father of three children. His busy household includes three dogs and seven cats. Outside of work and community service, he is an avid Dodgers fan who loves playing ice hockey and Call of Duty.

The Highlands Ranch Community encompasses specific residential areas within the Southern Highlands region of Southwest Las Vegas. If your home lies within the designated green boundary lines on the community map, your property is part of the Highlands Ranch Community.
